Overview
Located just 2.5 hours getaway from Mumbai city and 1.5 hours from Pune, my villa is a holiday treat that is perfect for lazy poolside days with family and friends. Situated in the hills, the villa has a breath taking view of the Pavana lake on one side, the Tikona Fort.
The property has one swimming pool, two garden areas to enjoy the gorgeous view and stir up nostalgic conversations and a private water fall during the monsoons.
My home is a wood-stone finished luxurious retreat with a stunning stone wall living area.
Here’s a detailed layout of the property:
Bedrooms:
- There are 4 air conditioned bedrooms – two on the mezzanine floor and two on the ground floor
- 3 rooms have attached bathrooms and have lake view on one side and the pool and fort view on the other.
- One bedroom on the mezzanine floor has a balcony, the other leads you to the pool area. Both the bedrooms have queen size beds.
- One bedroom on the ground floor has two queen size beds and leads you to the pool area and the other bedroom has one queen size bed and leads you to the outdoor area.
Bathrooms:
- There are 3 private attached bathrooms in the villa.
- There is also 1 common bathroom in the villa.
- All bathrooms have water heaters, towels and toiletries.
Common Area:
- The living room has a 6 seater sofa and has a lake view on one side and leads you to a private waterfall on the other.
- There’s a roof top terrace for guests to unwind.
- A private pool is available for the guests to use for a perfect sundown party.
- There’ are private lawns where guests can hold events for 20 people.
- Lounge chairs make for comfortable outdoor seating arrangements.
- There is a pool table in the living room and a Table tennis table outdoor.

- The kitchen is equipped with a refrigerator, gas stove, microwave, oven, cutlery and water filter.

House Rules
- All gatherings must be approved in advance; parties or events are not allowed without permission.
- Smoking indoors is strictly prohibited; a fine of ₹5,000 will be charged per incident.
- Pets are allowed only with prior written approval before check-in.(Selected Properties Only)
- Use water responsibly and avoid unnecessary wastage.
- Please do not rearrange any furniture or decor during your stay.
- Food and drinks should be consumed only in designated areas; avoid placing them on rugs or furniture.
- Maintain quiet hours between 10 PM and 8 AM; loud music or disturbances may incur a ₹10,000 penalty.
- Switch off lights and air conditioning when not in use.
- Towels are for indoor use only and must not be taken outside the premises.
Cancellation Policy
In case of cancellation made during the below mentioned period before the check in by the Guests, the following amount shall be deducted from the total Booking Amount:

| If Travel is Within 15 -30 Days | 50% of the Total Booking amount will be charged as a Cancellation penalty and the rest be refunded back |
| If Travel is after 30 Days | 25%of the Total Booking amount will be charged as a Cancellation penalty and the rest be refunded back |
Things To Know
- Guests must complete a check-in form and sign a rental agreement before arrival to receive check-in instructions. Valid photo IDs of all guests and visa details for non-Indian nationals are required.
- Only registered guests are allowed; unaccounted visitors are strictly not permitted.
- Standard check-in time is 2:00 PM and check-out time is 11:00 AM. Early check-in and late check-out are subject to availability, require prior approval, and will incur additional charges.
- Linen and towels are changed every 2 days; daily changes are available at an extra cost.
- Soap, shower gel, and shampoo are provided. Other amenities like dental and shaving kits are available on request.
